Route to Greece Residency

The Greece Golden Visa Program was introduced in 2013 to grant permanent residency to investors and their families—including spouses, children, and parents—through real estate investment. To qualify, applicants must meet the following criteria:

  • Minimum Investment:
€250,000 in one or more properties (excluding taxes).

  • Health Insurance Requirement:
All family members must have health insurance.

  • Language Requirements:
Application documents must be submitted in Greek.

  • Resident Permit Duration:
A renewable 5-year residence permit is granted.

  • Investment Maintenance:
Real estate must be retained to maintain residency status.

  • Path to Citizenship:
After 7 years of residing in Greece, applicants may qualify for citizenship if they meet additional requirements, such as Greek language proficiency and demonstrating close ties.

Once due diligence, legal procedures, documentation, and payment of the application fee are completed, the applicant must travel to Greece for biometric registration. Following this step, the Golden Visa will be issued.
